What are Modular Homes?
“Modular construction is a process in which a building is constructed off-site, under controlled plant conditions, using the same materials and designing to the same codes and standards as conventionally built facilities – but in about half the time.
Buildings are produced in “modules” that when put together on site, reflect the identical design intent and specifications of the most sophisticated site-built facility – without compromise.” (From the Modular Building Institute)
Modular vs Traditional
What’s the Difference?
Modular and traditional construction differ in their creation process. Modular construction is done in a controlled factory environment, then is transported on site mostly complete. Meanwhile, traditional construction constructs largely on site using conventional methods.
The Process
Both methods start similar, with site preparation and foundation construction. However, modular construction gets an early start on building as this can begin as the foundation is still being worked on. Traditional construction is unable to start their structure until the foundation is complete. By the time traditional construction starts stick-building their structure, a modular constructed home would be mostly completed and ready for shipment.
Why Modular
Modular construction has several advantages. The division of factory and site work creates time efficiency up to 50% faster than conventional construction. The controlled construction allows consistent manufacturing and quality checks. Modules are also entirely or mostly complete upon delivery.
Traditional construction is more time consuming. It requires every step to be completed before moving on to the next. Quality can be affected by weather and inconsistent labour yield. Without a controlled environment, the construction schedule is dependent on the weather conditions.

The construction process is much faster with modular – by building “modules” in factory, construction can begin before the site foundation is even complete. Construction schedules are not subjected to on-site weather, allowing for speedier work.
Controlled Construction
Building in-factory protects the structure from weather and other environmental hazards when it is the most vulnerable. Consistent manufacturing and quality checks are performed in-factory, adhering to the Ontario Building Code, local municipal by-laws, the Canadian Standards Association (CSA) and COTK.

Without weather damage in earlier construction stages, modular buildings can have stronger protection and insulation, saving energy on heating.

There is less site disturbance with modular building. On-site traffic from transportation and equipment is kept in factory, reducing waste. Materials are often recycled, removing the need for excess materials.
